The city that surprised everyone, including itself.
Walkable, arts-forward, restaurant-dense, and still in a growth cycle. If your priority is being embedded in something alive, where you can walk to dinner and still be fifteen minutes from a beach, this is the answer. Condo and townhome inventory dominates; single-family exists but moves fast. Easy I-275 access if you split time between St. Pete and Tampa.

Barrier Island
Barrier island access without the isolation.
Gulf-front access and the infrastructure of a real town — restaurants, walkability, things to do. The most approachable barrier island, which makes it a perennial buyer favorite. High demand means low days on market — you need to be ready to move. Water access varies significantly by street. I'll tell you which canals reach the Intracoastal before you fall in love with a property.

More laid-back than polished, more local than tourist. Gulf-front lifestyle without the St. Pete Beach premium. Strong local restaurant scene, canal properties at multiple price points. Elevation certificates matter here and I'll make sure you have one before closing.

The one that earns its bridge toll.
A barrier island at the southern tip of Pinellas County — private streets, deep water access, and a boating culture that doesn't perform. If you're putting a real boat in the water and need a dock that accommodates it, this is where you end up. Fort De Soto is your backyard. Deep sailboat-accessible water on many canals.
